Rent Protection Service


At Tay, we’re dedicated to helping you at every step when it comes to landlord protection.

We understand that many of our landlords rely on receiving their rental income each month. We therefore work in collaboration with our partners at Let Alliance to provide an extensive rent protection service which can help to put your mind at ease that your assets are always protected.

Our rent protection service is a nil excess insurance policy. Each policy is only in force for the duration of the tenancy, meaning there is no annual commitment.

If a tenant is unable to pay their rent for whatever reason, your rent is fully protected.

What does our Nil Excess Rent Protection cover?

  • Full rent protection for the total monthly rent, for up to 4 tenants, as named on the Tenancy Agreement
  • Rent paid for 15 months or until vacant possession is gained, whichever is sooner
  • 75% of rent paid for up to 3 months after vacant possession is obtained
  • Legal costs to obtain possession of the property if the tenant fails to pay the rent. Court attendance included as part of the service
  • Covers breaches of the tenancy agreement by the tenant, including non-payment of rent and expired notices seeking possession
