Landlord Legal Requirements

Landlord Legal obligations:

  1. All gas appliances and pipe work must have a gas safety check by a gas safe registered plumber. A gas safety certificate is obtained – must be done annually.
  2. Electrical safety checks (PAT tests) are not mandatory in Scotland but we can arrange on your behalf.
  3. Battery operated smoke alarms in single story properties are acceptable for the life time of the unit. However if the unit breaks it must be replaced with a mains operated smoke alarm.
  4. All landlords in Scotland must be registered with their local authority. Failure to do so can result in you being fined. You can register yourself at
  5. All properties on the rental market require an EPC. The certificate provides information on the energy efficiency of the building and suggests improvements. The EPC is valid for 10 years.
  6. You must advise your insurance provider that your are renting out your property.
  7. You must obtain approval from your mortgage provider to rent out your property.
